How To Purchase Land

Buying land with PrideLand is a straightforward, stress-free process. Follow our simple steps to choose, reserve, and own your ideal property—no hidden fees, no hassle.

We will then prepare a land purchase agreement for your review. Simply sign it and return it to us.

Close on the Property

We’ll begin the closing process either in-house or through a third-party title company (your choice) to complete the land sale.

Step 1. Choose Your Property!

Choosing your property is the most important step in the buying process. Ask questions, call the county, and inspect the property before you commit. All properties are sold on an “as-is” basis, subject to our guarantees.

7-Day Reservation Fee
We understand that you may be unhappy if you drive all the way out to see a parcel of land, only to find out that someone else has purchased it right out from under you. That’s why we created the 7-Day Reservation Fee.

For just $195.00*, we will hold the property for you for up to 7 days while you conduct your due diligence. This money is fully refundable if you decide not to move forward. If you do decide to move forward, we will simply apply it toward your initial Earnest Money / Processing Fee.

Step 2. Sign the Agreement!

Once you are ready to proceed with your purchase, click the “BUY NOW” button on the parcel you are interested in buying (or a link will be provided to you by us). You will be required to submit a non-refundable $250.00 Earnest Money / Processing Fee, which will hold the property while we prepare the Contracts for Sale. Please note the parcel number, county, and state in the fields provided (and include any promo code, if applicable).

There are two types of sales: Cash (or Single Payment) Sales and Owner-Financed (or Payment Plan) Sales.

Cash (or Single Payment) Sales:
Upon receipt of your earnest money/processing fee, we will contact you and prepare a Real Estate Purchase Agreement, which must be signed within three (3) business days. The sale price or remaining balance will be due upon execution of the agreement, payable by credit card, wire transfer, direct deposit, or cashier’s check.

Owner-Financed (or Payment Plan) Sales:
Upon receipt of your earnest money/processing fee, we will contact you and prepare a Real Estate Purchase Agreement and a Promissory Note, both of which must be signed within three (3) business days.

Your first payment will be due immediately upon execution of the agreements.

Step 3. Close on the Property!

Cash (or Single Payment) Sales:
Once your payment is completed, we will provide you with a copy of the deed by email for your review within five (5) business days. The original copy will be sent directly to the county for recording. Once the county records the deed (typically within four weeks), they will send the deed directly to you — the new owner! PrideLand, L.L.C. monitors the process to ensure that every deed is recorded by the County Clerk.

Owner-Financed (or Payment Plan) Sales:
While you are making payments, the land is yours to use. Once your final payment is completed, we will provide you with a copy of the deed by email for your review within five (5) business days. The original copy will be sent directly to the county for recording. Once the county records the deed (typically within four weeks), they will send the deed directly to you — the new owner! PrideLand, L.L.C. monitors the process to ensure that every deed is recorded by the County Clerk.

Monthly Payments:
Invoices are typically paid by credit or debit card and are automatically charged by our software on the first of the month and every 30 days thereafter. There is a 10-day grace period for any late payments.

If a payment is more than 10 days late, a late fee will be added to your account.

The seller reserves the right to accept higher bids from other interested buyers for up to 72 hours after receiving your earnest money/processing fee. You (the first potential buyer) shall have the right of first refusal, but the seller reserves the right to sell to the highest bidder. If you are outbid, your money will be refunded.

Should the buyer arrange their own financing, the buyer and the seller will be required to proceed with an additional earnest money deposit (up to a $1,000 maximum), and the buyer will be given 30 days to arrange financing.
